Appraisal modernization aims to improve accuracy, transparency, and efficiency.

Beginning November 2, 2026, Fannie Mae and Freddie Mac will require appraisals delivered for conventional loans to utilize the new Uniform Appraisal Dataset (UAD) 3.6 and redesigned Uniform Residential Appraisal Report (URAR) standards.

While appraisal modernization aims to improve accuracy, transparency, and efficiency, the transition will affect lenders, appraisers, and real estate professionals alike:

  - For Sellers & Homeowners: Appraisers will be documenting properties with greater detail than ever before. Proper documentation of improvements—such as records of renovations, roof replacements, HVAC upgrades, and impact windows—will become increasingly valuable in helping appraisers accurately assess a property's condition.
  - For Listing Agents: Providing comprehensive information up front regarding upgrades, renovations, permits, and unique property features will be more crucial than ever.
  - For Buyers: This update will ultimately offer greater confidence that property valuations are grounded in more comprehensive and standardized data.

While these changes represent a significant shift in how property data is captured, staying prepared will ensure smooth transactions for everyone involved.
